HOW MUCH NOTICE DO I HAVE TO GIVE MY TENANT TO MOVE OUT?

On a fixed term lease, you have to honor that lease until the last day as per the lease agreement. With a month to month tenancy, you have to give the tenant 90 days notice before the beginining of the next month.

How much can I increase the monthly rent?

There is no threshold on the amount a landlord can increase rent at any given time. However, you can only increase rent after a tenant has been at the property for a year and can only do a rental increase anually.

How much does Property Management Cost? 

The base fees will vary from each Management Company as will any additional costs. We charge a 11% base fee with no additional fees for our service.

How do you handle repairs and maintenance? 

 I have a list of qualified contractors and trades that I rely on for minor repairs. I will arrange any minor repairs or maintenance. Your monthly report will include any cost incurred and explanation of services provided. Any repairs that are over $500 will be discussed and approved by the Landlord before moving forward.

Do you guarantee a tenant?

I cannot guarantee the performance of a tenant in a property. I have a high success rate of responsible and respectful tenants. I take great care in the screening process to create a positive tenancy outcome.
